116-unit, over-55 community proposed for Whitehall Township

Conditional-use approval is being requested for a 116-unit, age-restricted special care residential community on Rural Road in Whitehall Township. The 55-and-over community would consist of single-family attached and detached dwellings.

WHITEHALL TWP., Pa. — A developer is proposing a 116-unit, age-restricted special care residential community in Whitehall Township.

WB Homes Land Acquisitions LP, of North Wales, Montgomery County, is seeking conditional-use approval for the project on 27.5 acres on Rural Road between Mechanicsville Drive and Fellowship Road.

The 55-plus community would be single-family attached and detached dwellings.

A hearing on the proposed project, scheduled for Monday before the township Board of Commissioners, was rescheduled for Aug. 14.

Construction of the community would not begin until Fall 2024.

The proposed site is in the township's R-3A zoning district and consistent with the township’s zoning plan, according to review by the township and listed on the meeting agenda on the township’s website.

The area surrounding the property of the proposed community is developed with a variety of residential uses, including two special care communities — Horizons at the Village at Whitehall and Fellowship Community.

Further plans submitted by WB Homes must demonstrate the building design meets the architectural requirements.

The design includes requirements for access, parking, streets and pedestrian walkways, landscaping, utilities, trash loading and deliveries.

Plans for the proposed community indicate it would not substantially increase traffic congestion nor overburden the water, sewer, schools, parks or other public facilities.

Justin B. Strahorn of WB Homes said Monday afternoon construction of the community would not begin until Fall 2024.
