New developments get OK from South Whitehall planners

Planners recommended approval to the preliminary/final plan for a self-storage facility on Walbert Avenue.

SOUTH WHITEHALL TWP., Pa. — South Whitehall Township is one step closer to getting a new self-storage facility.

The township Planning Commission unanimously on Thursday recommended approval of the preliminary/final plan for the facility.

  • The self-storage facility would be a three-story, 112,800 square-foot building
  • In other news, the Planning Commission recommended conditional use approval to a plan for a Walgreens distribution center

The building would be at 3350 & 3354 Walbert Ave., which is currently vacant.
The location is diagonal from the location of Ridge Farms, the controversial mixed-use development that received conditional use approval in 2019.

The self-storage facility would be a three-story, 112,800-square-foot building with a 16-space parking lot.

The plan now will go before the township Board of Commissioners, who will vote on whether to grant approval to the preliminary/final plan.

Walgreens distribution center

The Planning Commission also recommended conditional use approval to a plan to add a Walgreens fulfillment center to the building at 4741 Chapmans Road.

The property now is partially vacant. Developers submitted a plan to turn the rest of the property into a Walgreens fulfillment center.

The 103,000-square-foot building is currently partially vacant. It has one tenant, Mvnifest, a product design firm also known as Sorry Robots LLC. Mvnifest occupies about a third of the building.

The property is a flex warehouse, or a building that can be used by multiple tenants as both an office and a warehouse.

Eric Friedman, a representative from Walgreens, said at a previous meeting there would be two truck trips to and from the facility in the morning and in the evening

The applicant agreed to conduct a traffic study after construction is complete to see if there are any recommended road improvements.
